    New House, under warranty. 2nd bdrm above garage not well insulated. What can I do to get builder to repair?
    The house was built 4 years ago. I am first owner. It was built before I was looking for a house. The builder seems reluctant to make correction. He states I should just get portable heater for the room. Insulation can be added if they lower ceiling in garage and blow insulation in between new and original ceiling.

    You have to read the warranty you were given or have a lawyer review it for you to see what the builder is required to do.

    I believe if you look at your house plans closely that you’ll find that the area walls and cieling around garages are rarely (in the lower 48 US states not the 57 OBAMA knowes of) insulated. The reason is simple not much need to heat the garage if all thats going to be in it is the car. So no one would even insulate above it UNLESS you specd. it in the building / proposal and paid for it then thats another can of worms.

    Also Im not up on how the upper USA and Canada and the like handel garages and they may be insulated in like Alaska? Then again who needs a garage in ALASKA? Just more door way to shovel snow from.
